gespTecnocasa is the first private Real Estate firm in Italy. It works using a franchising network of hundreds of agencies, distributed over the whole Italian national territory.  Each agency has a deep expertise in its own local Real Estate market and is able to keep up-to-dated the mean economic appraisal of each, basing it on a set of standard parameters (number of rooms, flat’s surface, presence of terrace, etc.).

The application executes the calculus of the economic appraisal of an apartment, being known its features and its address in Italy. Once the user provided the record containing the flat’s features (by means a simple excel file) and its address, the system looks for the geographic area, identifies the relevant franchising area in Italy, extracts the (up-to-dated) DB tables containing the specific appraisals and, finally, supplies the mean, expected market evaluations.

The reliability of each appraisal comes from the small extension of each agency’s area, allowing a refined division of the Italian territory. 

The underlying DB is continuously and directly cared by tecnocasa’s experts (and by local franchising agencies) and works together with a Tele Atlas DB, which allows to identify the address typed by the user. 

GIS technology runs “behind the scenes”. The operator doesn’t view maps or graphics, but he uses all the benefits coming from geo-spatial queries and topology. For instance, when a franchising agency is not available (that is the address falls in an area not covered by a franchising agency), the system – using a complex PL/SQL algorithm – weights up the appraisals of the neighboring agencies, identified via topology, providing a mean, reliable evaluation. Custom reports complete the application.  

A recent release of this application allows to process a great number of records jointly. The massive processing is a typical need of Banks and Assurances in the calculus of mortgages’ up-to-dated (year by year) residual appraisals.

All the application is based on Oracle / Oracle Spatial RDBMS and Java Enterprise Edition technologies and runs in an Intranet environment.
